Read Your Lease
It is important that you read and understand your lease agreement. You are entering into a binding contract and as such you should take it lightly. You are telling the apartment company that you will agree to everything they set forth and in return will be given use of their property. Both parties are liable if either side of the agreement is broken and its slated in their favor. That's why it's important to Read Your Lease! If you do not understand some of the verbiage, and it can be confusing, make sure you get the apartment manager to explain it to you in terms you can understand.
Be a Pack-Rat
Keep a copy of everything that has to do with your lease and your tenancy. It is best to create a file and use that to localize all your documentation. Papers, comments, annotations, receipts, check stubs, banking documentation and of course the lease itself should all be safely filed away for possible future use. Make sure you keep all emails regarding your living arrangement as well. People forget how useful copies of emails can be if a dispute arises. Hopefully you will never have a dispute with your landlords, but if it you do, having information is having power. And you can bet your money that the apartment company has kept detailed records.
Your Entitlements
As a rent paying tenant you have rights under state law that protect you. You should get to know these rights as they pertain to you, so you can be well-informed about what a landlord can and can not do to you. There are rules of conduct when it comes to evictions, lock changes, liens, repairs, deposit claims, electrical and water shut-offs and even litigation if it goes that far.
